Macquarie Park is set for further redevelopment, with a new multi-level apartment proposal lodged with the NSW planning department at 15 – 21 Cottonwood Crescent. This will see the replacement of outdated red-brick apartment buildings with two residential towers, delivering 327 apartments and a significant boost to affordable housing in the area.
The redevelopment introduces the Cottonwood Tower and Waterloo Tower – two sleek residential buildings rising above a shared mixed-use podium. Together, the towers will boast a gross floor area in excess of 30,000 sqm and will feature:
The project also incorporates an affordable housing component comprising 4,502 sqm, representing 15% of the total floor area. This aligns with state initiatives to deliver high-quality, accessible homes for key workers, students, small families and downsizers.

While the site’s permitted height under Ryde LEP is capped at 65 metres, both towers exceed these limits by 27 metres. Under the Housing SEPP height bonuses, the allowable height is 84.5 metres. However, the proposal justifies these height variations through the site’s strategic location, commitment to affordable housing and alignment with urban densification goals.
