LOGOS are preparing a significant development application for a multi-level warehouse and distribution centre at 263, 273 and 273A Coward Street and 76 – 82 Kent Road in Mascot.
After the site was purchased from Qantas Airways in 2021 (with LOGOS as development partner), LOGOS has identified an opportunity to capitalise on the site’s highly accessible location adjacent to Sydney Kingsford Smith Airport and to set a new benchmark for multi-level warehousing and distribution facilities. The consolidated land holding comprises a total of 137,565 sqm.
LOGOS’ proposal comprises demolition of all existing buildings and construction of a multi-level warehouse and distribution centre. The development will include the following features:

LOGOS is pursuing a concurrent rezoning on the consolidated site to increase the base floor space ratio from 1.2:1 to 2:1, as well as remove provisions under Schedule 1 of Bayside LEP, which allow for the site to be developed for any purposes related to the operation of Sydney Airport. Other uses proposed in the rezoning include office premises (to a maximum of 5% of total floor space) and restaurant/café uses. Gateway approval was issued in June 2024.
LOGOS is also progressing with development on its other Mascot landholdings, including a multi-level warehouse and distribution centre at 297 and 350 King Street.
To draw on the relationship of LOGOS’ sites in Mascot and enhance the frontage to Qantas Drive, LOGOS’ vision is to deliver integrated artworks spanning the 700-metre long facades of buildings QF1 – QF4 that face Sydney Airport. The result will be a large-scale, visually engaging ‘Welcome to Sydney’.
