Lane Cove West data centre seeks its third modification

Under delegation by the Minister for Planning, the Lane Cove West Data Centre was approved as a State significant development in November 2019.
With a site area of 42,053sqm, the application concerned the construction and 24-hour operation of a data centre with associated office, supporting infrastructure and services.
A third modification application has now been lodged, involving, among other things, an increase to the maximum building height, data halls, chillers and generators.
Under the current approval, the building height is RL 45.2m and is now proposed to increase to RL 53.8m. If approved, this would result in a height exceedance of 35.8 metres under the Lane Cove Local Environmental Plan.

Such exceedance has been well-justified, given the proposal will continue to assist in providing a wide range of light industrial, warehouse and related land uses through the provisions of new, flexible data
storage capacity within the Sydney region.
In addition, the data centre will provide additional
knowledge-intensive job opportunities within the Lane Cove West Business Park.
Land surrounding the site comprises mixed zonings, including light industrial, environmental conservation and public recreation.
The closes densely populated residential suburbs are about 450 metres (i.e. East Ryde) and 600 metres east (i.e. Lane Cove West).
Data centres were included as one infrastructure asset
encouraging investment and job-generating development in the NSW Department of
Planning and Environment’s Productivity Acceleration Package.
This relative importance is reflected in amendments to the
State and Regional Development SEPP (now the Planning Systems SEPP), which temporarily allows greater scope for warehouses and data centres to be assessed
as SSD.
