Kemps Creek: Dexus Awaits Decision on Aldington Road Masterplan

Dexus Wholesale Management has lodged a DA for a major industrial development within the Mamre Road Precinct at 113 – 153 Aldington Road in Kemps Creek. The major DA is under assessment by the NSW planning department.

The 303,700 sqm estate will include two warehouses. Warehouse 1 will span 50,131 sqm, while Warehouse 2 will span 18,783 sqm. These facilities are designed to operate 24/7, supporting industries tied to logistics, distribution and warehousing.

On completion, the development is expected to generate 284 ongoing direct jobs in addition to the 216 construction jobs created during the building phase. Beyond employment, the project will contribute an estimated $88.4 million annually to the economy.

Surrounding Dexus on Aldington Road are a number of major players with substantial landholdings. These includes Frasers / Altis JV, ARUP, Mirvac, Stockland & Fife, ESR, Gibb Group, Frasers, GPT and Aliro & ISPT.

Planning Framework

Mamre Road Precinct is a strategic industrial zone in Western Sydney, covering 850 hectares of land. It was rezoned in June 2020 to support the rapid growth in response to the Western Sydney Airport.

The precinct forms part of the larger Western Sydney Employment Area, which was initially developed under the Western Sydney Employment SEPP, now subsumed by the Industry and Employment SEPP. 17,000 ongoing jobs are estimated once the precinct is fully developed and operational.
