Inner West Parramatta Road urban renewal plans to come to fruition

In 2016, the former NSW Government endorsed the Parramatta Road Corridor Urban Transformation Strategy.

The strategy provides a much-needed 30-year plan to renew the Parramatta Road Corridor between Camperdown and Granville to accommodate 27,000 new homes and 50,000 jobs.

In 2020, Inner West Council endorsed the Inner West Local Housing Strategy, which identifies various areas along Parramatta Road for short-to-medium term housing supply. Council is now seeking feedback on proposed amendments to the Inner West LEP to deliver 1600 new homes in Leichhardt, Taverners Hill and Kings Bay/Croydon precincts.

In particular, the introduction of new planning provisions to permit residential flat buildings as an additional permitted use are proposed in the following locations:

  • all land in proposed R3 medium density residential zone in Leichhardt, Taverners Hill and Kings Bay/Croydon precincts,
  • 590 – 624 Parramatta Road, 210 Croydon Road and 235 – 237 Croydon Road (identified as opportunity sites), and
  • existing R3 zoned sites at 30 – 40 George Street, part 24 George Street and part 45 Upward Street to reflect existing uses.

 

The existing FSR and building height controls in the Inner West LEP are proposed to be retained, except for a minor amendment to remove the existing FSR control for 2 Hay Street in Leichhardt (as this site is proposed to be rezoned to public open space). FSR and height control incentives will be available where uplift is proposed.

Leichhardt Precinct – Stage 1 Implementation Area

The Leichhardt proposal area is located predominately to the north of Parramatta Road, with areas to the south along Crystal Street. Norton Street is the north-south spine of the precinct. The key intention is to revitalise the Norton Street town centre.

The Taverners Hill precinct is located to the east of Hawthorne Canal, the GreenWay (an environmental and active travel corridor) and the Inner West Light Rail line. It is bound by Lords Road, Lambert Park to the north and the Western Rail Line to the south. Flood and Carrington streets adjoin to the east.

The Kings Bay Precinct is located on the southern side of Parramatta Road in the suburb of Croydon. This precinct is framed by Parramatta Road to the north, Dalmar and West streets to the south, Lang Street to the west and Iron Cove Creek to the east.
