Hunters Hill: Largest Landholding Scores Big With Gateway Approval

After a bumpy road, Montefiore has received gateway approval to rezone its 40,000 sqm plus landholding in Sydney’s prestige Hunters Hill.

Located over 19 separate allotments on High Street, Gaza Avenue and Barons Crescent, Montefiore Hunters Hill offers specialist in-home care for those living in the community, day centres and various types of onsite accommodation from high care through to independent retirement living.

The Hunters Hill site has been owned and managed by Montefiore since 1939, with the site being expanded and modified overtime. However, the facility is aging, is not fit-for-purpose and does not meet the standards from prospective residents.

The site is identified within Hunters Hill Local Housing Strategy 2021 as a key strategic site which presents an opportunity for long-term future housing growth and the delivery of high-quality retirement living and aged care units, including affordable options. Gateway approval recently issued by the Planning Department allows the following changes to the site’s planning framework:

Montefiore Hunters Hill across 19 x allotments 

The gateway approved rezoning presents an opportunity to increase the diversity of residential accommodation options within Hunters Hill, responding to market demand of both an aging demographic looking to downsize and remain living in the community. This is complementary to the strategic planning theme of ‘aging in place’.

By rezoning this site, Montefiore will unlock further potential to deliver additional high-quality seniors housing through multi-storey buildings that complement the existing landscape and surrounding character of Hunters Hill.

24% of Hunters Hill residents are aged 55 + as of 2021, which is expected to increase to 34% (4,800) by 2036.
