A transformative new chapter is unfolding in the heart of Sydney’s CBD, where the Milligan Group, through its planning consultant Ethos Urban, has laid out ambitious plans for the development of a world-class commercial office tower.

Located at 15 – 25 Hunter Street and 105 – 107 Pitt Street, the 2,108sqm site, sits strategically at the junction of Hunter and Pitt streets, flanked by some of Sydney’s most iconic buildings and adjacent to the future Hunter Street Metro station.

Following the official rezoning in June 2024, the site’s amended planning framework is below:

  • maximum FSR of 22:1 above ground,
  • a further FSR of 2:1 for below-ground levels,
  • development is restricted to non-residential uses,
  • through-site link connecting Pitt and Hunter streets, enhancing accessibility and pedestrian flow, and
  • listing Pangas House (15 – 17 Hunter Street) as a local heritage item.

The designs cheme prepared by Milligan envisions a 55-storey commercial office tower with over 50,000 square metres of gross floor area. This includes a 5-storey podium. Key features include:

  • Retail and Food: Located on the ground and first floors.
  • Lobby Spaces: A ground-lvel entry lobby along Pitt Street and an elevated double-height lobby will provide grand entrances to the commercial spaces above.
  • Office: 50 levels of prime office space.
  • Sky Terraces: Two levels of outdoor landscaped terraces exclusive to tenants.

 

Milligan’s vision for this project is to create a legacy building for Central Sydney – a structure that not only meets the immediate needs of businesses but also aligns with the City’s broader objectives. Milligan’s aim is to blend cutting-edge design with heritage preservation, ensuring that the development contributes both aesthetically and functionally to the cityscape.

A product DA for the site is under assessment by the City of Sydney.
