Earlier this month, a State significant concept application seeking approval for the Bella Vista Station Precinct received the tick of approval from the Minister for Planning.
The proposal forms part of the Sydney Metro Northwest Priority Urban Renewal Corridor, which aims to create new centres around the Sydney Metro Northwest stations.
Lodged by Landcom on behalf of Sydney Metro and the Office of Strategic Lands, the proposal sought approval for a mixed-use development comprising a new town centre providing a range of business and retail uses, a mix of housing types for up to 3804 dwellings (including 5% affordable housing), a new community centre and a new primary school for up to 1000 students.
Five hectares of open space will also be provided, including local parks and connections to Elizabeth Macarthur Creek.
Hills Council did not object to the proposal, but mainly sought further consideration on the funding and delivery of infrastructure and the provision of a high school.
Submitters also requested for additional pedestrian links over Old Windsor Road to the Metro Station to improve pedestrian connectivity.
With a capital investment value of $2.2b, the major project is expected to generate 9840 jobs.
