GPT Parramatta CBD: An Architectural Marvel

GPT has secured concept planning approval for its commercial skyscraper in George St Parramatta.

GPT’s staged application seeks to complement an already proposed 59 x storey office development at 87 – 89 George Street, further enriching Parramatta’s commercial core. In particular, GPT has been granted approval for:

  • maximum building height of RL 166 i.e. 40 storeys,
  • a total of 53,500 square metres of GFA, which translates to a 17.5:1 FSR, and
  • vehicular and loading access from Barrack Lane.

 

The project is a significant component of GPT’s investment in Parramatta, aiming to establish a forward-focused, aspirational precinct that harmonises nature, commerce, technology, heritage and culture. This vision supports the broader objective of developing Parramatta into Sydney’s second CBD.

The site is positioned strategically within Parramatta’s commercial core and is designed to capitalise on the area’s demand for A-grade office space. It will complement and work well with the existing and planned infrastructure investments, including the Sydney Metro West and Parramatta Light Rail, enhancing the site’s connectivity and accessibility.

A number of merit-based issues were considered during the assessment process. The site contains and is adjacent to a number of heritage items. A nuanced approach has been adopted to address these issues. For example, refined setbacks to the Fig Tree, Warders Cottage and the Stables building have been adopted and integrated into the design to enrich the precinct’s cultural and historical narrative.

Whilst GPT own the stables building and Perth House at 85 George St, the existing commercial office building at the rear is under separate strata title, comprising a total of 25 strata lots. GPT understands the desire to incorporate 85 George Street into this project to create a campus-style precinct approach.

The public benefit of this project is multifaceted, including attracting world-class employees, tenants and visitors while contributing to the culture of the area. The resultant development will form part of the George Street precinct development, aligning with the cultural benefits at 85 – 91 George Street.
