Goodman pushes ahead with more multi-storey warehousing projects

On public exhibition is Goodman’s 3-storey warehouse and distribution centre at 2 – 8 Lanceley Place and 14 Campbell Street in Artarmon.

Specifically, the proposal comprises 12 warehouse units with a total gross floor area of 25,538 square metres and 2,716 square metres of ancillary office space.

With a total site area of 14,025 square metres, the site was formerly owned and occupied by film and television studio Australian Broadcasting Corporation. ABC sold the site in 2021 to Goodman on a short-term leaseback.

Historical images and records show the site was formerly used as a shale quarry for brickmaking, with brickmaking occurring from at least the 1930s to the 1960s. The brick kiln was demolished around 1965, with the northern and central parts of the site developed as ABC studios around 1971. 

Contextually, the site is also positioned in a transition zone next to the Gore Hill Technology Park, which contains a variety of data centres and broadcasting services.

Emerging built form within the locality is seeing a gradual densification of consolidated sites and larger scale-built forms in the locality. For example:

  • 7 Westbourne St in St Leonards – North Shore Health Hub,
  • 2 Frederick Street in St Leonards – Northside Mental Health Facility,
  • 1 Broadcast Way in Artarmon – Ausgrid Depot & Administration Offices,
  • 2 Broadcast Way in Artarmon – NEXT Data Centre, and
  • 3 Broadcast Way in Artarmon – Data centre.

 

The emergence of multi-level industrial development reflects the increasing shortage of available industrial land in urbanised areas, high land values and increased demand for warehousing close to consumers. These trends are particularly relevant to the North District, which has the lowest amount of industrial land in Greater Sydney. 

Consistent with this trend, the emergence of multi-level industrial development will require greater floor space ratios to ensure that built form controls can facilitate contemporary types of industrial development.

Given the challenges and characteristics of multi-level industrial development, sites are generally required to have an area of at least 13,000 square metres and require an FSR exceeding 1.5:1 and heights over 30 metres.
