Following on from Goodman’s proposed $207m multi-storey warehouse facility in St Peters is another proposal for a multi-level warehouse and distribution centre at 4 – 38 Talavera Road in Macquarie Park.

Proposed to be delivered over two stages, consent is sought for a:

  1.  2-storey warehouse building envelope at 4 – 10 Talavera Road with a maximum building height of 30 metres and gross floor area of 23,120sqm, and
  2. 2-storey warehouse building envelope with a 4-storey shared office component with a gross floor area of 41,527sqm.

Ancillary amenities such as end-of-trip facilities, a gym and cafe are proposed for the upper and lower car park areas.

Zoned B7 Business Park (with the future zoning being E3 Productivity Support Zone), the proposal will contribute to the growth of the freight and logistics network in northern Sydney where there is a low supply of industrial land but high demand for warehouse and distribution facilities.

Located on the fringe of the Maquarie Park Corridor, the site benefits from excellent access to the regional motorway network via Lane Cove Road and the M2 Motorway.

The proposal will also contribute to the Macquarie Park Innovation Precinct Place Strategy’s near-term goals of creating new diversified employment space for about 1000 jobs in the next 1 – 5 years.

With a total site area exceeding 66,000sqm, the site is currently occupied by six office and two warehouse and distribution buildings across four lots over 4 – 6 storeys.
