Gateway to Growth: Scentre Group’s Tuggerah Gateway Rezoning

Tuggerah Gateway site is situated between Westfield Tuggerah and the M1 Motorway interchange forming the western gateway to Tuggerah locality.

Located at 60 Wyong Road, the site has a long-chequered development history. Scentre Group purchased the site in 1990, following the closure of the Wyong District Abattoirs and associated meat works in 1989. In October 1995, the $170 million Westfield Tuggerah shopping centre opened and expanded in 2005, adding a second level and restaurant. For circa 30 years, the Tuggerah Gateway site has sat vacant and underutilised.

Scentre Group’s 42-hectare landholding has been identified as a strategic gateway and development opportunity in numerous strategic planning documents. In November 2015, the site received approval for a large-format retail centre including a Master Homemaker centre and 9,000 sqm of additional bulky goods retail space.

With majority of the site being zoned rural, Scentre Group has now lodged a planning proposal to effectively rezone the rural zoning with general residential zoning and retain the existing mixed-use zone. Plans provide for over 2,000 new homes with a mix of housing typologies, including small lot housing, townhouses and apartments.

Being adjacent to the M1 Motorway and Wyong Road, as well as in proximity to Tuggerah Station, the Tuggerah Gateway site benefits from a high degree of exposure to passing trade and excellent levels of transport accessibility. These character traits, combined with its status as the largest englobo landholding within the Tuggerah Regional Centre, means it presents a significant opportunity to contribute to the realisation of the potential future growth and development of this centre.

The retention of the mixed-use zoning allows for a mixture of higher density employment generating land uses along Wyong Road. This will provide ongoing job opportunities with the potential for a range of land uses, including retail, office, short stay accommodation, childcare, education, recreation, health and community facilities.
