Ethos Urban has prepared and lodged a scoping report on behalf of the NSW Education Department for development of the Gables New Primary School.
Located at Lot 301 in DP1287967 on Fontana Drive in Gables, the proposal involves constructing a temporary primary school designed to accommodate the area’s demographic expansion. The project will feature school buildings, including learning hubs and a school hall, a public preschool and sports courts/fields.
In particular, 44 x teaching spaces are proposed, together with 3 x support teaching spaces and provision for a preschool integrated at the ground floor with 3 x playrooms. The public preschool will support families and their children with the transition from preschool to school, which is an initiative the NSW government is planning to rollout aggressively as part of 100 public schools over the next few years.
While the exact number of students the school can fit isn’t particularly clear at this stage, the number of teaching spaces suggests the school will be built to serve a large number of students, aligning with the anticipated growth in educational demand within the Gables and broader North West Growth Area.

The site is within the Box Hill North Precinct (now known as Gables), which is a ‘landowner nominated site’ that is progressively being developed into an urban neighbourhood with a mixed-use town centre, 4000 x dwellings, rehabilitated waterways and a new school.
In 2020, a subdivision DA was approved and registered with the NSW Land Registry Services to create the school lot, which was subsequently transferred to the Minister for Education and Early Learning to facilitate the development of the school. The site was identified as the most suitable location for a school during the master planning, as it is highly accessible, being centrally located within the Gables precinct on Fontana Drive, which acts as a collector road for the precinct.
The site is 10km from Rouse Hill Town Centre and measures 22,000 sqm in area. The site is bounded by Pennant Way to the north, Cataract Road to the east, Fontana Drive to the west and a vacant lot to the south.
