DEICORP’s Fiveways Triangle site will be part of a new phase in the NSW government’s ambitious policy for place-led renewal in North Sydney.

After being officially rezoned on 6 December, a new set of favourable planning controls now apply to the incredibly unique site, including:

  • an improved height limit from 16 metres to 62.5 metres to facilitate a 16 x storey mixed-use product,
  • a minimum non-residential FSR of 2.5:1 (previously 0.5:1), and
  • an improved FSR of 5.8:1 across the site.

 

The island site comprises an entire street block of 19 x allotments bound by the Princes Highway, Falcon Street and Alexander Street that is located at the head of Willoughby Road and the Crows Nest Village. The amalgamation has of lots has taken significant effort and enables a wholistic redevelopment to occur with a unified public domain.

Historically, Fiveways Triangle has been described as a ‘lost space’ or a ‘traffic island’ at best. However, once the project is delivered, the site will provide a meaningful extension to the village public domain, better connections to the key bus transit stop, valuable employment opportunities and much-needed additional housing.

The fresh planning controls will provide huge benefits to the community, including:

  • consolidation of a lost space and the creation of a vibrant new public domain that will complement and extend the Crows Nest Village,
  • delivery of 129 x apartments with a high standard of amenity that will contribute to North Sydney LGA’s long-term housing needs,
  • quality arrival and departure point for users of the key bus stop serving the Crows Nest Village,
  • significant commercial floor space that will serve the health and education precinct and provide walkable employment opportunities for the community, and
  • realisation of the economic, social and placemaking opportunities created by the public investment in the Sydney Metro.
