The redevelopment of part of Cumberland Country Golf Club is an exciting project that involves the construction of a new golf house with enhanced facilities and function rooms, the reconfiguration of the 18-hole championship golf course and the development of a desirable seniors living village.
Cumberland Country Club is a successful member-oriented club with 72-par champion golf course on about 38 hectares of prime land. The existing club facilities are aging and in need of significant investment.
The proposed development area is located at the northern end of the golf course with about 440 metre frontage to Old Prospect Road in Greystanes. The area is currently occupied by the first hole and fairway, the clubhouse, parking and the practice range.

The State significant DA lodged with the NSW planning department seeks to chop part of the golf course into 4 x lots, consolidating the golf course into 1 x lot, seniors housing into 2 x lots and the golf facilities into 1 x lot. The new golf clubhouse will stand 3-storeys high, while 6 x new independent living unit buildings ranging from 5 – 7-storeys will be constructed to accommodate 234 x units and a 3-storey residential aged care facility containing 38 x beds, an ancillary café, health, wellness and consulting rooms.
In the 20 years from 2016 to 2036, there is an anticipated 95% increase in people aged 65 – 84 years in the Central City District (i.e. Cumberland, Parramatta, Blacktown and the Hills LGAs) and a 183% increase in the 85 + year age group.
With the site being zoned RE2 Private Recreation under Cumberland LEP, the site has no maximum height or FSR controls. The proposal represents a significant investment opportunity in co-located seniors housing development and will also deliver approximately 810 full-time equivalent construction jobs including 190 direct construction jobs and when the project is complete and fully operational, it will support 80 direct ongoing jobs.
The club is an important community facility that supports golfers of all ages and generations, from 5 to 80+ years. It also supports community and recreation services such as a Junior Academy with over 50 junior members. Additionally, it plays an important role as a community hub for local residents, supports regular visitors for nearby residential care facilities (nursing homes) and provides an important role as an Emergency Evacuation Centre for these nearby nursing homes.
