Developing Wollondilly’s visitor economy and employment land uses

Wollondilly’s natural and rural areas underpin the vision to develop the visitor experience and economy, with walking trails and tours, biking experiences, wellness activities and function and conference centres. Quality agriculture and horticulture provide opportunities for agritourism, expanded farm-based tourism and generating income streams.

This proposal implements a recommendation from the draft Employment Land Strategy to update the permissibility of uses to provide further clarity and distinction between land use zones. In addition, it has been concluded that although the Wollondilly LEP provides a sound framework for encouraging development of employment lands, amendments are recommended to:

  • limit the potential for sensitive receivers to be located in industrial zones, such as schools, correctional facilities, health facilities, outdoor recreation areas and residential accommodation,
  • ensure sensitive land uses are appropriately located. Some sensitive uses are well suited for light industrial areas, such as outdoor recreation or health facilities, but should not impede industrial uses in the surrounding areas, and
  • encourage non-retail and higher employment generating uses in the business development zone.

HillPDA’s latest visitor economy study found that Wollondilly benefited from 569,000 visitors in 2019, with 16% of those visitor staying in overnight accommodation.
