Equinix Hyperscale is proposing a new data centre at 8 Grand Avenue in Rosehill. The project will have a total power consumption more than 10 megawatts and is therefore considered under planning law to be of State significance.
The site is located on over 19,000 square metres and is accessed via an adjoining site known as 8A Grand Avenue. This lot is about 24,000 square metres and is occupied by a data centre by the same owner.
In July 2020, the local planning panel granted concept approval for a 2 x stage data centre development, with detailed design and construction approval for stage 1. Stage 1 of the consent permitted a 3-storey data centre with a gross floor area of 14,806 square metres.

A stage 2 concept approval was also awarded by the planning department permitting a building envelope for a further 3-storey centre with a 14,806 square metre floor area.
Zoned heavy industrial, the area is predominately industrial in nature and generally consists of various industrial uses, supplier warehouses, distribution centres and motor repair workshops. The adjoining site at 4 Grand Avenue is being developed as the Parramatta Light Rail stabling yard.
Grand avenue connects to James Ruse Drive, which connects to the M4 Motorway.
