Cronulla: 9-storey apartment complex planned behind heritage façade

On public exhibition is an application for a 9-storey residential flat building on the Little Italy restaurant and Pilgrims café in Cronulla, otherwise known as 97 – 105 Gerrale Street. 

More specifically, the proposal comprises the following:

  • retention of the heritage building façade and first floor wrapping around the north-western corner of the site,
  • two retail premises to be constructed behind the heritage façade at ground level, opening onto outdoor dining courtyard areas, and
  • a 9-storey residential flat building comprising 28 x 3 bedroom units and 2 x 2 bedroom units, some of which will have ocean views to the north.

 

Currently, the site contains a two-storey heritage listed commercial building and detached triple garage at no. 97 – 99, a single-block brick commercial building with a detached carport and garage access from the rear at no. 101 and a two-storey brick building with commercial and residential tenancies at no. 103 – 105.

The site benefits from a 30-metre height limit under the Sutherland Shire Local Environmental Plan. The lift overruns exceed this height limit by 1.03 metres, requiring a clause 4.6 variation request to accompany the development application.

With a total site area of 1438sqm and a mapped floor space ratio of 3:1, the total permitted gross floor area is 4314sqm.

The heritage component adds a level of contextual complexity requiring more thought, some rethinking, tremendous respect and great sensitivity in an attempt to mitigate the impact of a 30-metre high building.

Historically, the site provides evidence of early commercial activities in the Sutherland Shire. 

The place has an identified association with Albert Giddings, a significant person in the Sutherland Shire and is also a rare example of Federation shop residence – an important typology in Cronulla. No, 99 is a rare example of the Federation Arts and Crafts style in Cronulla and has a high level of integrity.
