Charter Hall’s world-class Chifley Square tower

Charter Hall’s new Chifley Square tower (also known as Chifley South) follows years of close consultation with the City of Sydney through a planning proposal and architectural design competition on this important CBD site.

The proposal will deliver a new podium and tower on the southern portion of the site. It will provide tens of thousands of new and reinvigorated commercial and retail floor space, which are present comprises the existing Chifley Tower (also known as Chifley North) and fronts the heritage-listed Chifley Square.

Staged construction and use of a 41-storey commercial office and retail building is proposed with the following features:

  • new 7-storey podium on the southern portion of the site,
  • 64,572 square metres of new and reinvigorated floor space,
  • new end of trip facilities,
  • podium and tower rooftop landscaped terraces, and
  • publicly accessible through-site link connecting Bent Street and Hunter Street.

Newly constructed and future surrounding development

The proposal exhibits design excellence and is a sensitive addition to the site of the existing Chifley North. The scheme and awarding of the design competition to Bates Smart by a highly esteemed jury sets the basis for a design outcome of the highest standard, providing a contextually rich and striking design that will be recognisable in the city skyline.

The project will achieve industry best ESD Standards in the form of 6 Star Green Star Buildings, NABERS 4.5 Star Water rating and be considered a Climate Action Carbon Neutral Building, which reflects the City of Sydney’s net zero aspirations for new buildings.

A site-specific planning proposal was gazetted on 25 November 2022 with an accompanying site-specific DCP designed to guide the site’s redevelopment.

The gazettal of this proposal resulted in the introduction of a site-specific clause 6.60C into Sydney’s Local Environmental Plan, which established:

  • a maximum permissible FSR of 20.63:1 (inclusive of additional FSR afforded under other provisions in the Sydney LEP), and
  • a prohibition on development for the purposes of residential accommodation, serviced apartments and commercially operated car parking.

 

A voluntary planning agreement between Charter Hall and the City of Sydney has been executed, which secured:

  • a monetary contribution of $14.7 million to community infrastructure in Central Sydney,
  • a monetary contribution of $900k for the public domain upgrade of Chifley Square,
  • provision for public art on the site to the value of $2.8 million, and
  • sustainability commitments.
