Charter Hall readies Stage 2 DA for 201 Elizabeth Street

Charter Hall is preparing to lodge a State significant DA for the reinvigoration and enhancement of its 1978 building in Sydney CBD.

Chater Hall and Abacus purchased 68% and 32% of the tower respectively in 2019 for $630 million. The A-grade, 38-storey modernist office tower features excellent access to premium retail, dining, entertainment and transport precincts, including the new Sydney Metro Pitt Street Station, scheduled to open next year. It is uniquely positioned directly across from Hyde Park, capturing natural light from all sides and eastern views to the Harbour.

The site benefits from the following concept development permit:

  • lower ground retail space with a pedestrian connection to Museum Station and a potential connection to the future Pitt Street Metro Station,
  • hotel and function centre, and
  • residential accommodation.

Upon being issued environmental assessment requirements from the Planning Department’s Secretary, Charter Hall will lodge a State significant development application for the detailed development based on the competition-winning scheme by FJMT, comprising:

  • 53 x storey mixed use development,
  • 26,805 square metres of hotel floor space, providing a 400 x room 5-star hotel and function centre located within the podium element,
  • 31,055 square metres of residential floor area containing 295 x apartments,
  • 2001 square metres of ground and mezzanine retail, and
  • 5 x basement levels.

 

On the Elizabeth Street side of Hyde Park, development is characterised by predominately commercial development, whilst development further to the east around Liverpool Street is characterised by high rise residential development. The site acts as a primary eastern gateway to the Sydney CBD with key view corridors to the site from William Street and Kings Cross to the east.
