Charter Hall is set to transform Sydney’s eastern CBD skyline with a stunning 55-storey mixed-use development at 201 – 217 Elizabeth Street. This ambitious project not only modernises the commercial site but also introduces a blend of luxury living, premium hospitality and activated public spaces.
Located at the edge of Hyde Park, the new tower will anchor the eastern gateway to Sydney’s CBD, offering sweeping views of the city and surrounding landscapes. The development spans a gross floor area of 57,763 sqm, comprising:
Existing 38-storey commercial tower at 207-217 Elizabeth Street
On Elizabeth Street side of Hyde Park, development is characterised by predominately commercial land uses, whilst development further to the east around Liverpool Street is characterised by high-rise residential development, which transitions east to other existing medium density residential in Darlinghurst and along Oxford Street.
Charter Hall has placed sustainability at the forefront of this project. Key environmental features include innovative solar design that reduces overshadowing on Hyde Park and the Anzac Memorial. By cutting shadow impact by over 51% during peak winter hours and eliminating shadows on the Anzac Memorial steps on Anzac Day, the design ensures harmony with public spaces.
The site currently comprises an aging 38-storey commercial tower that has pretty much reached the end of its life span. Demolition and construction of the new building is estimated to cost just shy of $925 million.
