Hot off the press is Charter Hall’s ambitious redevelopment project at 383 – 395A Kent Street in Sydney’s CBD, which received gateway approval on 2 September.
At the core of Charter Hall’s project is a plan to replace the existing 19-storey structure, which includes 11-storeys of commercial office floor space and a 10-storey carpark with about 800 spaces. Charter Hall will remove the large car park and redevelop the site into a cutting-edge commercial office hub with 73,191 sqm of new office space.
Spanning 3,606 sqm, the site currently operates under a SP5 Metropolitan Centre zoning. The existing controls allow for a 110-metre height and FSR of 15.75:1. However, Charter Hall’s recently approved rezoning proposal will revise these limits significantly, taking the height control to 180 metres and FSR to 20.3:1, unlocking huge development potential.
Proposed through-site link connecting Kent St and Sussex St
Importantly, the rezoning restricts the site from being used for residential or serviced apartments, maintaining its focus on commercial use, despite high office CBD vacancy rates.
One of the key features of the development is the creation of a new through-site link to connect Kent and Sussex streets. This pedestrian link will improve east-west accessibility, activate the ground floor and encourage foot traffic between two important city streets. The elimination of the car park will reduce private vehicle trips to the area, encouraging the use of public transport, walking and cycling – a major focus for Central Sydney.
