A major new industrial hub will change the look and feel of Cecil Park, with a concept proposal for 97 – 151 Wallgrove Road taking shape. Located within the expansive Western Sydney Parklands, the project marks another milestone in the ongoing growth of Sydney’s western corridor, with this area quickly evolving into a bustling zone of industrial activity and infrastructure development.

The proposed master plan for the site by Western Sydney Parklands Trust outlines the construction of two large warehouse buildings with a combined floor space of 33,850 square metres. The warehouses will host a range of tenancies and are designed to accommodate a variety of uses, including light industrial activities, warehousing and distribution.

The total developable area covers about 7.2 hectares and is broken up as follows:

  • Warehouse 1 – 9,875 sqm
  • Warehouse 2.1 – 12,120 sqm
  • Warehouse 2.2 – 11,855 sqm

Concept Subdivision Layout Plan

One of the significant advantages of the Wallgrove Road development is its location amidst rapidly improving infrastructure in Western Sydney. The site sits right near the new M12 Motorway – a crucial 16km east-west connector between the M7 Motorway and the Northern Road, providing direct access to the new airport in Badgerys Creek. The M12 is expected to be a major asset for industrial and logistics businesses, offering faster, more efficient transport routes for goods and materials.

The immediate area surrounding 97 – 151 Wallgrove Road is undergoing rapid change, with a number of significant developments approved recently. These include:

  • 17 – 19 Kosovich Place – construction of a new primary school for up to 630 students, reflecting the area’s growing population, and
  • 1111 – 1141 Elizabeth Drive – subdivision into 11 x lots.
