In the bustling corridors of urban development, Meriton’s Carlingford project emerges as a transformative vision that skilfully marries high-density living with the lushness of urban greenery.

The project seeks to breathe new life into a strategic parcel of land through a mix of uses, targeting the creation of a vibrant community hub that is conveniently located near the Carlingford Light Rail stop. This integration with transit options underscores the project’s commitment to sustainability and accessibility.

Meriton is seeking to increase the site’s apartment yield from over 550 to 723 by improving the height limit to reach up to 110 metres and the FSR from 2.3:1 to 3.6:1. Meriton is offering a mix of housing options, from 1-bedders to 4-bedders to cater to a diverse demographic.

A community hub with an 1800 square metre library and a 700 square metre community centre, alongside reconfigured public open spaces to enhance usability and accessibility is also proposed. This is part of a voluntary planning agreement offering public benefits valued at $27.5 million and will serve the community far beyond the immediate locale, providing a vibrant space for learning, socialising and community engagement. Over 5500 square metres of public open space will also be dedicated to council.

The project will also feature a variety of retail uses to serve the local community and enhance the area’s economic vibrancy. Specifically, there are plans to feature a small supermarket, childcare centre, gym and food and drink premises.

Strategically, Meriton’s proposal is a response to the acute need for housing and infrastructure that aligns with the broader visions of Sydney’s growth. However, this proposal is not just a response to the current housing crisis but a visionary effort to reshape the urban landscape of Carlingford.
