In the bustling corridors of urban development, Meriton’s Carlingford project emerges as a transformative vision that skilfully marries high-density living with the lushness of urban greenery.
Officially rezoned on 13 September 2024, the project seeks to breathe new life into a strategic parcel of land through a mix of uses, targeting the creation of a vibrant community hub that is conveniently located near Carlingford Light Rail.
Meriton has increased the site’s original apartment yield from 550 to 723 by improving the height limit to reach up to 110 metres and the floor space ratio from 2.3:1 to 3.6:1. Meriton will offer the market a mix of housing options, from 1–4-bedroom units to cater to a diverse demographic.

The project will feature a variety of retail uses to serve the community, including a small supermarket, childcare centre, gym and various hospitality offerings.
A community hub with an 1,800 sqm library and 700 sqm community centre will also be delivered, alongside reconfigured public open spaces to enhance usability and accessibility. This is part of a voluntary planning agreement offering public benefits valued at $27.5 million and will serve the community far beyond the immediate locale, providing a space for learning, socialising and community engagement. Over 5,500 sqm of open space land will be dedicated to Council.
Meriton snapped up the circa 28,000 sqm site from receivers acting on behalf of Dyldam in 2021 for $68.5 million.
