Build-to-rent projects take off in Sydney’s north

Jemalong St Leonards has lodged its concept DA for a mixed-use development, including build-to-rent accommodation on the amalgamated site.

Located at 46 – 52 Nicholson Street and 59 – 67 Christie Street in St Leonards, the site contains 7 x commercial buildings which are reaching the end of their economic lifespan and in some cases are unusable. The floorspace has a high vacancy rate of 65% due to the poor state of the buildings and not meeting the needs of modern tenants.

The site has been consolidated under single ownership by Jemalong – a subsidiary of Twynam Group – and presents a significant opportunity to redevelop in line with this recently amended planning controls to achieve its highest and best use. Jemalong will deliver:

  • a total of 34,500 square metres of gross floor area,
  • c24,950 square metres of build-to-rent accommodation,
  • c2500 square metres of residential amenities, communal spaces and lobby space,
  • c6500 square metres of commercial office floor space, and
  • c600 square metres of retail floor space.

7 x lot amalgamated site

Jemalong recently improved the site’s planning controls by increasing the maximum building height from 25 metres to RL 174.95 metres and the FSR from 4.5:1 to 15:1, now permitting a circa 29 x storey skyscraper.

Jemalong will deliver an activated and vibrant premium mixed-use building, envisioned to comprise a retail and commercial office podium and build-to-rent residential tower above. Development will be better connect residential accommodation with communal spaces, jobs and transport in the vibrant and growing neighbourhood of St Leonards, as it evolves from smaller commercial buildings to a vibrant strategic centre with multi-storey, mixed-use and commercial developments.
