Australian Unity, as landowner of 2 – 10 Valentine Avenue in Parramatta have lodged a scoping report with the NSW planning department for yet another build-to-rent housing project in the CBD.
Situated on just under 4,000 sqm, the site occupies the northeastern corner of Valentine Avenue and Parkes Street. Existing on 10 Valentine is a 13-storey commercial office building and this will remain operational throughout the build-to-rent proposal.
Separately, 2 Valentine Avenue is occupied by a six level above ground car park, which was proposed previously to be demolished and replaced with a 30-storey commercial tower. However, the scoping report relates to a new proposal that will replace the carpark with a mixed-use BTR tower.

The BTR building’s height will be RL 243, with ground floor to level 4 accommodating retail ad residential amenities. Levels 5 – 68 will occupy build-to-rent apartments catering for a diverse group of occupants with ancillary facilities.
The site is subject to a maximum floor space ratio of 12:1. This means the maximum permitted gross floor area for the site is 47,244 sqm. The concept plans prepared by Curzon and Partners provide an indicative scheme with a total of 45,112 sqm of floor area.
