Build-to-Rent: Innovative Solution for Long-Underutilised Regents Park Site

A transformative build-to-rent development at 30 – 46 Auburn Road in Regents Park is now on public exhibition, promising to revitalise a long-underutilised site with a landmark project. The proposal seeks concept approval for a residential apartment complex spread across five building footprints, ranging from 6 – 13 storeys.

The project envisions a total gross floor area of 52,905 sqm, with a floor space ratio of 2.5:1, and a mix of community-oriented amenities:

  • 543 residential apartments, half of which will be rented at 80% of market rate for at least 10 years under the Housing SEPP,
  • 416 sqm of retail space,
  • 102-place childcare centre, and
  • 13,000 sqm of landscaped space, including a 3,000 sqm central park.

2-hectare underutilised site

61% of the apartment mix will be 2-bedders, while 50% of the apartments will be dedicated as affordable housing and managed by community-housing provider Pacific Community Housing.

Currently occupied by decaying industrial and warehouse buildings, the 2-hectare site has long been zoned for residential use but remains underdeveloped. The original rezoning from industrial to residential use occurred in 2005 with controls of a 0.6:1 FSR and 13m height limit, which did not reflect the intent and zone objectives of the applicable R4 High Density residential zone. Despite this rezoning, the site has yet to fulfill its redevelopment potential.

Build-to-rent offers an innovative solution, particularly given the site is 500 metres from Regents Park railway station.
