The NSW Government has launched an ambitious plan to transform the long-vacant 19.4-hectare Rydalmere site into a vibrant mixed-use precinct, aiming to deliver about 2,300 homes alongside community and environmental benefits.
This initiative is a key component of the government’s $6.6 billion Building Homes for NSW program, which seeks to create 30,000 homes across the State.
Located on the corner of Victoria Road, James Ruse Drive and Kissing Point Road, the site includes the former residential care facility for people with profound disability, which has been earmarked for divestment since 2008. The site also used to accommodate the Macquarie Boys High School which closed in 2009.

The once-in-a-generation development site was identified by the Minns Government’s land audit, prompting the government agencies to end the bureaucratic back and forth and unlock the site for future housing. The new development will recognise the site’s history and provide accessible housing, as well as extensive green open space.
Property and Development NSW (government department) were granted approval by the NSW Government in October 2024 to become the owner and manager of the site, and will now undertake a market sounding campaign to secure a development partner to assist the government’s objectives for the precinct. The expression of interest campaign will close on 14 February 2025.
