A new chapter is about to unfold for a long-standing telecommunications site at 50 Botany Street in Bondi Junction. Following decades of use by Telstra, the now decommissioned property is set for urban renewal as part of a proposal seeking to rezone part of the site into a residential area.
In particular, the rezoning proposal aims to rezone a portion of the site from SP2 Infrastructure (Telecommunications) to R3 Medium Density Residential, introduce a minimum lot size of 232sqm and remove the heritage listing from the site.
The 1,132sqm site is located about 400 metres from Bondi Junction’s bustling commercial centre, making it an attractive location for future residential development. It was recently sold by Telstra to a new proponent, marking a significant change in the site’s use and purpose.

Development activity on the site has been ongoing. In 2020, a DA was granted for the removal of the site’s large telecommunications tower, which was replaced with a smaller monopole structure. Additionally, a subdivision was approved to split the lot into two, paving the way for future development. By early 2024, the larger telecommunications tower had been removed, and the new monopole was erected.
The existing building on the site, now decommissioned, no longer aligns with the area’s residential character. Multi-dwelling housing, such as terrace-style homes, is being considered for the site.
The proposal suggests constructing two terraces fronting Botany Street, while additional terraces would be oriented toward the north, following the layout of the nearby Birril Street terraces. A new pedestrian laneway could enhance connectivity and contribute to a more pedestrian-friendly environment.
With changes in technology, the telecommunications infrastructure now only occupies a small portion of the eastern side of the site. The rezoning reflects this reduced need.
