Bingara Gorge: Coles Plans Local Convenience Retail Hub

A shopping centre DA is under assessment by the Sydney West City Planning Panel at 30 Pembroke Parade in Wilton.

Located within the Bingara Gorge Estate and owned by Coles, the centre plans aim to address the growing need for local convenience retail opportunities. The proposal includes a supermarket with a trading floor of 2,600 sqm, three specialty retail shops, a bottle shop and outdoor dining, all complemented by rooftop parking.

The site has a noteworthy history, having received prior approval in June 2023 for a larger development featuring a 3,000 sqm supermarket and 13 retail tenancies. However, that original proposal did not move forward, leading to its acquisition by Coles. The company’s revised plan aims to create a smaller, more community-oriented facility that better meets the needs of local residents.

This updated plan represents a reduction in total area by 1,015 sqm compared to the previous proposal, leading to a more localised focus on convenience rather than large-scale retail. Forecast sales for the revised development are anticipated to be around $33.5 million, which is $4.6 million lower than the previously approved forecast sales of $38.2 million.

The design of the shopping centre adopts a conventional ‘front of house’ layout, strategically positioning the retail tenancies to maximise exposure to passing vehicles and pedestrians on Greenbridge Drive. This design is expected to enhance the visibility of the shops and facilitate foot traffic. Additionally, the plaza is envisioned to serve as a community gathering space, hosting stalls and low-key activities that promote local engagement.

In summary, the intent of the Coles Group’s revised plan is to propose a lower-scale, more neighbourly approach.
