Beware new heritage conservation areas in Bayside

A council-led planning proposal is seeking to create 4 x new heritage conservation areas in Bayside LGA.

These new heritage areas include Gibbs and Farr streets in Banksia, Lansdowne and Hamilton streets in Bardwell Valley, Brighton Parade in Brighton Le Sands and Ocean View Estate in Bexley.

Heritage conservation areas are streetscapes, suburbs, areas and precincts that are recognised by a community for their distinctive historic character. They often evidence a particular historic period of development, a particular architectural style and have a high proportion of original buildings.

Banksia

The proposed properties in Banksia that are proposed for heritage conservation listing include 4 – 26 Gibbes Street and 1 – 39 Farr Street. The land here was first purchased in the mid-nineteenth century by the Mercantile Building and Investment Company. The land was subdivided into 12 x terraces consisting of separate single-fronted cottages on both sides of Gibbes and Farr streets, which were built in circa 1885. These houses were known as Jackson’s Row.

Bardwell Valley

The proposed properties for inclusion within the Bardwell Valley conservation area include 1 – 28 Lansdowne Street and 1 – 30 Hamilton Street. These properties are located in the former Lansdowne Estate, which was first created in 1918. The subject houses are generally intact examples of Federation bungalows of similar size, form and detail.

Brighton Le Sands

The proposed properties for inclusion within the Brighton Le Sands conservation area include 1 – 35 Brighton Parade. Brighton was subdivided as part of the Fairlight Estate in 1886 and houses were constructed between 1925 – 1928.

Ocean View Estate

The proposed properties proposed for inclusion within the Ocean View Estate conservation area include 1 – 31 Beaconsfield Street and 28 – 36 Caledonian Street, as well as fragmented properties on Dunmore Street North, Harrow Road, Gladstone Street and Forest Road.
