Beverly Hills Owners Association tap the State’s planning department on the shoulder for a rezoning review on their 52-allotment site

After Georges River Council failed to indicate its support for a major rezoning on King Georges Road in Beverly Hills, the association has lodged a rezoning review with the State’s planning department.

The association has sought to rezone the site at 407 – 511 King Georges Road to accommodate a major mixed-use project accommodating 726 – 777 dwellings and over 14,000 square metres of retail, dining and entertainment floor space.

Part of the proposal is a request to increase the height control from 15 metres to 44 metres and 50 metres along the western side of the road, as well as increase the FSR from 2:1 to a mix of 4:1 and 5.5:1. That would permit buildings up to 15 storeys on entry and exit points on the road and 12 storeys in the middle.

The site’s total land area is 16,073 square metres and consists of 52 contiguous allotments on the western side of King Georges Road on the main strip of Beverly Hills.

Beverly Hills town centre is outdated, economically underperforming and in need of major urban renewal. The current use does not make a positive contribution to the streetscape or take advantage of its connectivity and proximity to the station.

Being free from any heritage or other environmental constraints, the consolidated site presents a significant opportunity to commence transformation of the centre into a vibrant, liveable and attractive place, which can better meet the needs of existing and future residents. In particular, the association would like to transform the centre into a European-style boulevard.

Since 1996, successive councils have undertaken numerous studies to facilitate the renewal of Beverly Hills. In the late 1990s, Hurstville Council identified the need for a substantial increase in both GFA and building height in order to fund the town’s renewal.

The draft Beverly Hills masterplan was prepared in 2020 for the town centre. The predominant issues raised related to various compulsory land acquisition and infrastructure delivery to the east of the town centre, which do not apply to this proposal.

Council has indicated the proposal’s density is “very high” and that King Georges Road has problems because it has become an expressway through a suburban shopping centre. Council fears it will end up like the infamous Canterbury Road.
