Kiama Council is in the final stages of planning the revitalisation of its town centre through upzoning key sites to better activate the area and open it up for more business.
Council’s local strategic planning statement prioritises higher density development in Kiama’s town centre, along with the straightening of roads, pedestrian linkages and the provision of public open space. Council believes additional commercial and retail space is required to attract businesses and create a vibrant regional community.
The following amendments to Kiama’s LEP are proposed.
Kiama Town Centre’s rezoning plan
By increasing the height and FSR on specific sites, Council are broadening the choice of building types, such as shop-top housing and mixed-use projects – all of which contribute to creating a vibrant beachside community. Strategically, Council intends to retain the locations of existing businesses and provide opportunities for more businesses to improve the economic activity of the locality.
Active street frontages will assist with improving the amenity of the public domain by encouraging pedestrian activity. Successful public spaces may contribute to economic benefits for businesses and social benefits through the provision of a forum for social interactions.
Kiama town centre is located at the base of taller ridges and edged by the Kiama Harbour and Kiama Surf Beach. The character of the centre is influenced by this dramatic topography which surrounds the centre and shapes its visual boundaries. It is located about 130km or 1 hour and 40 minutes south of Sydney.
