Bayside Council is pioneering a planning policy change to its local planning framework aimed at increasing the take-up of medium density housing typologies in the local area.
Council has reviewed approvals for multi dwelling housing and attached dwellings over the past 5 years and undertaken a high-level analysis of land zoned R3 Medium Density Residential to identify a theoretical capacity for future supply of medium density typologies
Most of the areas identified as having theoretical capacity for additional dwellings are in the former Rockdale LGA, this is also the area where the DCP minimum lot width currently applies.
Council’s review found that there is sufficient unutilised capacity in the existing R3 zone for increased take-up of medium-density housing typologies under the proposed planning controls. This review included the proposed 18m site width provision.
