Australian Turf Club’s punt for a 7-storey hotel and gaming areas at Royal Randwick has come good, despite critics claiming it will lead to excessive traffic, noise and anti-social activity.
Royal Randwick Racecourse has an extensive history with Australia’s racing culture for over 150 years. Owned by Crown land, the land is leased to the Australian Turf Club who operate the racecourse. The site remains one of the largest recreation areas in the Eastern Suburbs of Sydney and attracts well over 5 million tourists to the area annually, generating over $250 million for the state economy.
With the department signing off on the plans on 8 July 2024, the hotel will be built adjacent to the main straight between the members stand and the Alison Road site boundary on the northeast side of the racecourse. The development will comprise over 10,000 square metres of floor area, providing a variety of uses, including 190 x 4.5-star hotel suites.

The hotel will have a dual purpose and operate in part as a function centre on event days, with race day patrons specifically accommodated at the ground level restaurant and bar, the level 1 registered club and function space, and the level 6 hotel suites. A gym, swimming pool and terrace spaces will also be delivered as part of the project.
Randwick Council’s local strategic planning strategy recognises the need for visitor and short-term accommodation in the area. As there is no better location for short-term accommodation in the LGA, particularly given the major events held at the racecourse throughout each calendar year, the hotel plans will enhance the race day spectator precinct and complement the existing race day experience.
Royal Randwick is positioned between two key sub-regional road corridors, being Alison Road and Anzac Parade. The latter is subject to transformation into a more vibrant and active precinct in the future based on the strategic planning for Kensington and Kingsford Town Centres.
The approval comes as the Australian Turf Club’s bid to sell off Rosehill Racecourse faces parliamentary scrutiny. A redevelopment of Rosehill is expected to create 25,000 new houses and a new train station. The sale is widely speculated to be worth almost $5 billion.
