What’s Canterbury-Bankstown Council’s vision for Campsie?

Campsie Town Centre Masterplan was adopted at Council’s ordinary meeting in May 2022.
In line with the resolution, Council has prepared a planning proposal and submitted it to the NSW Department of Planning and Environment for Gateway determination.
Centred around a retail and commercial strip running north-south along Beamish Street, Campsie is the second largest centre in the Canterbury-Bankstown LGA.
The commercial strip contains 1-2 storey buildings, together with shop-top housing up to 8 storeys.
The residential areas surrounding the commercial core primarily consist of 2 – 3 storey red brick ‘walk-ups’ alongside federation and post-war homes.
Council’s vision for the future of Campsie is to effectively transform the main street into a thriving lifestyle and medical precinct, which brings together Beamish Street, Canterbury Hospital and the amenity of Cooks River foreshore.
Bringing this to fruition will require revised planning controls, which Council has indicated will be as follows:
– land use zoning map to change B2 Local Centre zoning in Campsie to B4 Mixed Use, which will intensify opportunities for residential development,
– height of building map to allow developments up to 67m (20 storeys) on certain sites, with the majority of controls providing high density between 23m – 30m (6 – 8 storeys),
– floor space ratio map to propose increased controls in the intensification areas up to a maximum FSR of 6:1, and
– add certain key sites along Cooks River to the additional permitted use map to allow for the development of cafes and the like as permissible development to encourage activation and contribution to the amenity of the Cooks River foreshore area.
