$68 million Macarthur Health Hub

Macarthur Health Precinct is a new, state-of-the-art healthcare precinct being developed by Northwest Healthcare Properties.

The precinct will deliver leading healthcare services to southwest Sydney’s rapidly growing population, including a comprehensive cancer centre, a short stay surgical hospital, as well as outpatient and ancillary health & wellness related uses.

Owned by Campbelltown Council, 1 Hurley Street (the subject site) is a circa 23,000 square metre mixed-use site. The site was flagged by Council for health-related uses to complement the Macarthur Health and Education District.

A competitive public expression of interest was conducted for the redevelopment of the site. Northwest responded to stage and competitive procurement process for the development rights to the site. Northwest was ultimately successful in its bid, given the operator’s experience delivering healthcare precincts. A ground lease arrangement has been negotiated between the parties, exceeding 80 years if all options are exercised.

The site and its context

Existing on the site is the HJ Daley Library and Namut Early Learning Centre, both of which will be demolished to make way for a new health hub building. The new 6 x storey building will offer ground floor retail and medical tenancies, with levels 1 – 2 offering 177 carparking spaces and levels 3 – 5 offering medical consulting suites and a short stay surgical hospital.

The proposed private hospital building will make up part of the Macarthur Health Precinct expansion, which will see 4 x building constructed to deliver leading healthcare services to Southwest Sydney.

Council has announced the library will be relocated to the old Spotlight building at 147 – 157 Queen Street following its demolition.

1 Hurley Street is located between Campbelltown and Macarthur stations, positioned at the confluence of Reimagining Campbelltown’s CBD, the Macatrhur Health and Innovation District and the civic/cultural precinct. Immediately surrounding the site is a 4 x storey hospital under construction on the adjacent side of Camden Road, Campbelltown Mall and Campbelltown Catholic Club.
