Greenfields Development Company has lodged a development application for a 7-storey apartment complex, comprising two buildings on the corner of South Circuit and Civic Way, on the eastern edge of the Oran Park town centre.
The proposal incorporates the following
features:
· Building 3A – accommodating 66 apartments, and
· Building 3B – accommodating 111 apartments.
The unit mix includes 24 x 1-bedroom units, 112 x 2-bedroom units and 41 x 3-bedroom units.
The building envelope allows maximum sunlight access into large communal open space and maximises solar access to the apartments. Through-site-link promotes passive surveillance and a welcoming entry point for pedestrians, while the landscaped deep-soil zones provide adequate street activation and barriers against noise pollution.
The delivery of these apartments will complement the existing 6 and 7-storey residential and commercial buildings approved adjoining the site, which are currently at various stages of construction and occupation.
The site is ideally located to facilitate walkable access to the town centre core and all of the facilities surrounding the centre, including schools, playgrounds, ovals, the leisure centre, library and restaurants.

Following extensive consultation with the community, the NSW Liberal Government in 2020 confirmed the planned alignment and corridor for the Southwest Rail extension, which will extend from St Marys in the north to Campbelltown in the south via the Western Sydney Airport.
As part of the corridor identification, a rail station will be delivered within the Oran Park town centre. With the approved extension of Podium Way and Oran Park Podium retail centre, direct pedestrian links to the station will be provided from the subject site.
Oran Park and Turner Road Precincts (both located in Camden LGA) were among the first urban release areas in Southwest Sydney. These areas were selected for release given their access to existing water and sewer services and their proximity to major road upgrades in the locality.
Rezoned in 2007, Oran Park encompasses a total land area of 1,100 hectares and is planned to accommodate 22,000 new residents once fully developed.
